Eden wins prestigious BCO Awards 2025

Eden, the landmark office development on Irwell Street, Salford, has been named the National and Regional winner for ESG (Environmental, Social, and Governance) innovation at the prestigious British Council for Offices (BCO) Awards 2025.

Delivered by English Cities Fund (ECF), a partnership between Muse, Legal & General, and Homes England - Eden is celebrated for its pioneering approach to sustainability, community engagement, and responsible construction.

Greenest Building in Europe
Eden features a 3,300m² living wall, the largest of its kind in Europe, with 350,000 plants from 32 species, achieving a 174% biodiversity net gain. This green façade improves air quality and helps combat urban heat.

Sustainable Design Excellence
Eden is the UK’s first commercial office to earn a 5.5-star NABERS UK ‘Design Reviewed’ rating, alongside BREEAM ‘Outstanding’ and EPC ‘A’ certifications. Its 100% electric energy system, smart ventilation, and air-source heat pumps deliver industry-leading energy efficiency.

Community Impact
Eden’s ground-floor hub is home to Spice & Grind, a local coffee business that began in a horsebox. Collaborations with Salford City Council led to active travel initiatives, including dedicated cycle lanes and end-of-trip facilities with 156 cycle spaces. The project's community engagement is evident in initiatives such as the St Philips RC Primary School living wall, enhancing local air quality and education. Over 50% of the workforce was locally employed, with strong contributions to apprenticeships and education outreach.

Responsible Construction
Eden’s build prioritised low-carbon strategies, using reclaimed materials, ethical supply chains, and a minimal-waste fit-out. Its embodied carbon was optimised to 615 kgCO₂e/m² through rigorous analysis.

A Model for the Future
Judges praised Eden as a benchmark for ESG-led commercial development, proving that sustainability, inclusivity, and economic viability can thrive together. Eden is now a replicable model for responsible workplace design across the UK.
